Flat Roof Repair

Types of Flat Roof Repair
There are many different types of flat roofs. Tar and gravel roofs have layers of material glued together with hot asphalt, with asphalt on top and gravel embedded in the asphalt. Cap sheet roofs have layers of material glued together with hot asphalt, with a roll of mineral surface glued with asphalt to the top instead of gravel. A Modified Bitumen Roof is stronger than a traditional tar and gravel roof or a cap sheet roof. It can be 2 or 3 plies, smooth or with a mineral surface, torched on, mopped on, or self adhering. A TPO roof is a single ply roof that is heat-welded together. A PVC roof is a single ply roof that is heat-welded together, EPDM is a single ply roof that is glued together, Foam roofs and various coatings are used to reflect the UV rays of the sun, as well as maintain and seal the existing roof.
Flat Roof Repair Problems
Even the best roofing material, without proper installation, is problematic. Problems and methods of repair are specific to each type of membrane.

Cap sheet roofs have layers of material glued together with hot asphalt, with a roll of mineral surface glued with asphalt to the top instead of gravel. Their use has decreased with the use of more modern, effective materials.
EPDM Roof Repair
EPDM roofs (ethylene propylene diene terpolyer), M-Class rubber, are a type of synthetic rubber; an elastomer designed for a wide range of applications besides roofing. It does not pollute runoff water. It is a single-ply roof bonded with adhesive.
Foam Roof Repair
SPF (Spray Polyurethane Foam) is a mixture of two liquid compounds, isocyanate and polyol, which expands to 20 or 30 times larger than its original size by creating bubbles or air pockets. The top coat is an acrylic or an acrylic.
Modified Bitumen
A Modified Bitumen Roof is stronger than a traditional tar and gravel roof or a cap sheet roof. It can be 2 or 3 plies. It is made from asphalt and a variety of modifiers and solvents.
PVC Roof Repair
PVC (polyvinyl chloride) roofs consist of a single ply heat-welded together; it is able to withstand ponding water. It has an “Energy Star” rating when white. It is a fire safe roof, energy efficient and has long term performance for low slope applications.
Roof Coatings Repair
Roof coatings are materials that can be applied to an existing flat roof to maintain and protect it from deterioration and/or seal it to extend its useful life. All coatings need to be recoated between 5 to 20 years, depending upon the thickness of the application and the quality of the material.
Tar & Gravel Repair
Tar & Gravel roofs have been around for centuries. They are composed of layers of perforated felt or fiberglass material with asphalt in between, flooding the top with asphalt and applying gravel to the hot asphalt.
TPO Roof Repair
TPO (thermoplastic polyolefin) is heat-welded together to create a roof membrane. It is a single-ply of flexible and reflective (white) Energy Star material.
